What is a HIP ?
A Home Information Pack, introduced by the government in 2007 the HIP is designed to make the home buying process run smother by making information available to the buyer when the house is presented for sale, apart from the EPC this information would previously have been sought by the buyers solicitor later on after an offer had been made.
By having this information available before the offer is made, it will make it less likely for the sale to break down later on in the sale process.
The standard HIP consists of the following documents.
01. Index of contents.
02. EPC.
03. Sale statement.
04. Official copy of the individual register of title.
05. Official copy of the title plan.
06. Local land charges & local enquiries.
07. Water & drainage enquiries.
Additional documents are required for Leasehold and unregistered properties.
